Important Election Info from the Board of Directors

NOTIFICATION FROM YOUR BOARD OF DIRECTORS

 

Dear Beaver Lake Association Member,

In February 2024, the Board launched a comprehensive initiative to update our covenants with the goal of achieving the following:

  1. Protect our access lots by requiring member approval before any potential sales.
  2. Renumber access lots sequentially around the lake for clarity and consistency.
  3. Rezone two reserve lots on the north side of Rock Bluff Road as residential equestrian lots.
  4. Sell those two equestrian lots, along with four additional undeveloped residential lots that are currently maintained by the Beaver Lake Association (BLA).

The purpose of selling these lots is threefold:

  • To raise immediate funds from the sale,
  • To bring in future dues’ contributions from the new owners, and
  • To eliminate the ongoing maintenance and tax obligations currently covered by BLA.

Some elements of this initiative have already been approved and implemented. The question of whether to sell three of the remaining residential lots (462, 719, & 968) will be included on your May 2025 ballot.

How to Vote:

 

This winter, a major culvert in the southwest cove collapsed unexpectedly. Costs for this repair and the necessary repairs to our dam could exceed 7 figures.

 

Proceeds from the residential lot sales will be used exclusively for necessary dam and/or southwest culvert maintenance projects. If the membership votes in favor of the lot sales, the revenue could mostly—or even fully—cover the repair costs.

However, if the membership votes not to sell, the cost of these critical infrastructure projects may need to be funded through an assessment of association members.

Committee Position Open

Position open on the Finance Committee

The Board of Directors are now taking applications from property owners who want to serve as members of the Finance Committee. This committee is very important to the operation of the Association. Please read about the committee functions by going to the Beaver Lake website, www.beaverlakene.org under the ‘About BLA’ tab. Under the same tab you will find a dropdown tab, where it says ‘Join a Committee.’ Here, you can fill out the application and submit it to the Beaver Lake Association office.

Please have your application submitted by May 12, 2025, to be considered for a position. Thank you and we look forward to meeting with you.

Lawn Watering Restrictions

Effective April 1, 2025, all Beaver Lake Properties are under lawn watering restrictions due to the lake level being down as we move into spring. Lawn watering restrictions are enacted by the Board of Directors when the lake level is down 12” or more. Currently we are 15” low. You can see the current lake level and temperature by going to the link on the front page of the Beaver Lake website. The lawn watering restrictions work as follows. If your address ends in an even number, you may water your lawn on even numbered days of the month. If your address ends in an odd number, you may water on odd numbered days of the month. Please limit your watering timeframe to morning and evenings to avoid evaporation. These restrictions apply whether you pull water directly from the lake or use water from the distribution system. As conditions change, we will put updates on Website for your use. These water rationing guidelines are also on page 87 of the Beaver Lake Handbook. We ask that you respectfully follow these guidelines to ensure that all property owners have the chance to water vegetation as well as maintain the level of our drinking water source. If the regulations are violated, Beaver Lake personnel have the authority to issue a violation of the Handbook rules. Rule 401 of the liquidated damages schedule provides that a $50 fine may be imposed for a violation of Emergency water regulations. Please set or control your lawn watering schedule effective immediately. We appreciate your cooperation on this matter.

2025 Golf Cart, ATV & UTV Registration

It’s that time of year again – time for your annual golf cart, ATV and UTV registration!  To ensure we all enjoy a smooth and safe ride around our lovely neighborhood, please take a moment to register your recreational vehicles.

Here’s what you need to do:

  1. Gather Documents: Make sure you have your proof of insurance.
  2. Enter your Data: https://forms.office.com/r/THtwUjuJN8
  3. Visit the Lake Patrol Office: Call and schedule an appointment with Lake Patrol on Tuesday or Thursday afternoons – 402.235.2243.  Swing by the Boat Ramp Office during our business hours.  Our friendly staff will assist you with the registration process.
  4. Fees: The annual registration fee remains at $50.
  5. Deadline: Kindly complete by May 1, 2025.

2025 Pet Licenses

Important Notice: Pet License Due Date Update

We would like to inform you of an important update regarding pet licensing within our community. The due date for obtaining or renewing pet licenses has been changed to May 1st. To make the process more convenient, licenses can now be obtained online.

How to Obtain/Renew Your Pet License Online:

  1. Visit: Home – Beaver Lake Association
  2. Complete the required information AND submit the necessary documentation. https://forms.office.com/r/uA7c419086
  3. Pay the applicable fees online. Pet tags are $10 each. Pay Online – Beaver Lake Association Please be sure to select ‘Other’ and on the second page, Select Pet License.

Should you want to print your form and submit it by mail or drop-off at the Clubhouse, the form is also located on our website in the Forms section for your convenience.

Please ensure that your pet licenses are up to date by the new due date to avoid any penalties. Submit vaccination and supporting documentation to: security@beaverlakene.org. Important Announcement: New Watercraft Pre-Approval Process

We are pleased to inform you about a new update regarding the acquisition of watercraft in our community.  To enhance safety and compliance, we are introducing a pre-approval process for all new watercraft purchases.

Starting January 1, 2025, all “new-to-you” watercraft must submit a pre-approval request before bringing the watercraft into our community.  This ensures that all new watercraft adhere to our safety and environmental standards.

How to Submit a Pre-Approval Request:

  1. Complete the Watercraft Pre-Approval Form available at https://forms.office.com/r/3QcHJi0tRV
  2. Provide detailed information about the watercraft, including type, size, and safety features.
  3. Submit the completed form online.

Once your request is reviewed, you will receive confirmation from the Beaver Lake Patrol office.  Please ensure all newly purchased watercraft are approved before use to avoid any inconvenience.
